LISTING TRANSFER INFORMATION

On 10/14, the SVV MLS system became READ ONLY in preparation for the listing transfer on 10/15. This meant changes cannot be made to your listing in the SVV system. As listings transfer into ARMLS changes can be made there.

On 10/15, on-market listings (Coming Soon, Active) transferred ARMLS as Incomplete listings. Under-Contract and Temp Off Market listings have automatically transferred to its corresponding status in ARMLS.
ACTION NEEDED: You will need to review your Active and Coming Soon listings from SVV Flexmls and make them live in ARMLS.

On 10/21, historical listings in SVV transferred to ARMLS.

As of 7/30, all new listings must be entered into ARMLS.

Frequently Asked Questions

What does "read only" mean?

The SVV Flexmls system will be placed in a READ ONLY status on 10/14 in preparation for the listing transfer on 10/15. This means you will not be able to make any changes to your listing in the SVV Flexmls system. You will still be able to use the system for reporting purposes, but listings cannot be edited. Once listings transfer into ARMLS you will be able to make any changes there.

How do I update my listing in SVV Flexmls on 10/14 if the system is read-only?

Once the listings transfer over to ARMLS on 10/15, you will be able to make any changes in the ARMLS system. If you need assistance call ARMLS Support at 480-921-7777.

Do I need to check my listings for duplicates?

We will not transfer over listings from SVV Flexmls if they are already entered in ARMLS.

What if I can’t find my listing in ARMLS?

On-market listings (Coming Soon, Active) will transfer to ARMLS as Incomplete listings. Under-Contract and Temp Off Market listings will automatically be transferred to its corresponding status in ARMLS. If you cannot find you listing, give support a call at 480-921-7777 so we can assist.

Will the transfer of SVV listings into ARMLS help me complete my CMAs?

Yes. With the combined on-market and historical listings from both SVV and ARMLS listings in one place, you will be able to easily complete a CMA in Flexmls.

Where should I input my listings?

You can currently enter listings in ARMLS, the SVV system, or both. The last day to enter listings in the SVV system is 7/30.

When is the last day to enter listings in the SVV Flexmls system?

The last day to enter listings in the SVV system is 7/29/25. 

What happens to the listings in SVV after 7/30?

Any on-market listings in the SVV system after 7/30 can continue to be worked and modified in the SVV system. 

How will DOM be affected on my listings going into ARMLS?

New listings entered in ARMLS and on market listings transferred to ARMLS will start as a new listing with zero days on market 

What about historical listings in SVV?

Historical listings will be transferred from the SVV system to ARMLS later this year. The SVV system will remain available until that time for comp and historical purposes. Listings can also be viewed through the Sedona Verde Valley data share in ARMLS Flexmls 

When ARMLS does the listing transfer, will all photos/documents transfer?

Yes, all photos, documents and virtual tours will be transferred with your listings. 

Do I need to collect new documents from my seller?

As long as your listing agreement with your seller is still valid, there are no additional document requirements from ARMLS. See Rule 8.2 for more information.

Why can’t I find "Condominium" under Dwelling Type?

ARMLS categorizes condominiums as an Ownership type. Learn more. 

Will Subdivision auto-populate when clicking “Populate Tax Data”?

Yes, subdivisions will auto-populate when utilizing the Populate Tax Data. 

How can I customize my Hot Sheets?

Will “Copy” work from SVV to ARMLS if it was my previous listing?

No, you cannot copy listings from one system to another. 

What if I want to add documents to my listing that contain contact information for myself or my seller?

If you want to add documents that contain contact information, they must me uploaded to the listing as private. See Rule 8.23 ß.

SUPRA eKEY ACTIVATION

Supra eKEYs and lockboxes have been transferred to the ARMLS Supra database.

On September 24, current users in SVV were emailed an invitation from Supra to activate your eKEY in ARMLS.

On September 25, your SVV lockboxes have automatically transferred to the ARMLS Supra database.

Frequently Asked Questions

Will I be charged twice for my eKEY in September?

No. Supra will not debit you for your SVV eKEY on September 24. Instead, you will be charged a prorated monthly fee for your new ARMLS eKEY when you activate it.

Do I need to do anything to activate my ARMLS eKEY?

You will need to follow the instructions emailed from Supra on September 24. You will have five days to activate your eKEY, otherwise you will need to request a new eKEY from ARMLS Support.

What if I co-op my key with another MLS, i.e Northern Arizona or Prescott?

Once you activate your new ARMLS eKEY, you will need to contact the other board(s) to set up the co-op with your new ARMLS eKEY serial number.

What if I do not need my eKEY right now?

On October 1 your current SVV eKEY will be disabled and billing will be stopped. Once you are needing key access, contact ARMLS Support to activate your eKEY.

Will I need to exchange my lockboxes?

No.

What If I need activity for my lockboxes?

Lockbox activity will be reset on September 24. To view prior lockbox activity, you will need to run the Lockbox Activity Report in SupraWEB before September 24.

Will ARMLS subscribers be able to access lockboxes in the Sedona area?

Yes. ARMLS subscribers will be able to access lockboxes in the Sedona area, and vice versa.

DATA FEEDS INFORMATION

Data feeds from ARMLS can be categorized into two main areas: broker feeds and vendors feeds. Each have a special use, associated policies and agreements. Data is available via Web API to those who are entitled to a feed. If you are an agent looking for an IDX product, see our products page.

Data Consumer FAQs

Should we expect our API feed for ARMLS to change even if we do not have any Sedona customers?

When the ARMLS and Sedona data is combined, your ARMLS feed will have additional Sedona listings added.

How will our data access be managed during and after the transition?

During the transition of data consumers will continue to manage data as before the merger occurred, supplying Sedona data through the Spark Datamart and ARMLS data through your issued credentials.
b) After the completion of the transition, ARMLS and Sedona data will be combined and available through your existing ARMLS issued data feed. Data access grated through the Sedona Spark Datamart will be disabled.

Should we stop using our Sedona data feed to use our ARMLS feed now?

No, you will continue to use your ARMLS and Sedona data feed separately until the ARMLS and Sedona data is combined.

When will ARMLS and Sedona data be combined and will we be notified?

There is not a set date for combining data, however, notices will be sent to all data consumers when the date is determined.

Will new Sedona clients still follow the current Sedona process?

Data consumers will continue to use the Sedona Spark Datamart to request data access for new Sedona clients.

What will the approval process be in the future for all ARMLS / Sedona clients?

Sedona subscribers have been issued ARMLS accounts that will be used to request data access as described on the DATA FEEDS & VENDOR INFO page.

Once the merger is official, will we approve Sedona members like we do ARMLS?

Yes

Once the merger is complete will we need to set up an ARMLS Spark Datamart account?

No, ARMLS does not use Spark Datamart. Once the merger is complete, you will follow the ARMLS process for onboarding Sedona clients, as Sedona subscribers are official ARMLS subscribers.

Subscriber FAQs

How will this affect agent IDX feeds? Are vendors being notified by Flex or is it the individual agent’s responsibility?

All ARMLS and Sedona data consumers who manage data for subscribers have been contacted and are aware of the transition. ARMLS will continue to send notices to data consumers with all updates.

Will the approval process for data access stay the same during the transition?

Yes, your data consumer will continue to use the Sedona Datamart for data for Sedona data access.

How can I get ARMLS data on my website?

To gain access to ARMLS data visit the DATA FEEDS & VENDOR INFO page and select “Apply For A Broker Feed’ to get started. If you have questions, please contact the Contract Administrators at 480-894-4006 or Contracts@ARMLS.com.

Is there a cost for data access?

For IDX and Back Office Applications, the first five (5) feeds are provided to the Brokerage free of charge. The sixth and any subsequent feeds are each currently priced at $150.00 per month.
VOW feeds are priced at $150.00 per month and are billed to either the broker or subscriber requesting the VOW.
Broker/Agent own listings are provided back at no cost.

ARMLS RULES & REGULATION FINE TIMELINE

Transition Phase

Q1 2025 – Q2 2025

This phase covers the period between signing the ARMLS subscriber agreement and gaining add/edit capabilities in ARMLS.

Education Phase

Today – 12/31/25

ARMLS will begin enforcing the rules without issuing fines to focus on awareness and education. Fines will be waived until 12/31/25.

Enforcement Phase

1/1/26 – Onward

Fine abatement of the ARMLS Rules and Regulations ends for SVVAR members who were new to ARMLS in 2025.

*The fine abatement period does not apply to current ARMLS subscribers who were also subscribers to the Sedona MLS.

Do ARMLS rules differ from Sedona MLS rules?

The rules do vary. However, we have found that many ARMLS rules align with what you are used to in Sedona. It is best to review the ARMLS rules and regulations and/or take our Online Rules Course.

When will ARMLS begin issuing fines?

1/1/26 – ARMLS has instated a fine abatement to all SVVAR members that are new to ARMLS in 2025. This fine abatement does not apply to those who were already ARMLS subscribers subject to the ARMLS rules and regulations.

What are the ARMLS Rules and Regulations? Where do I find them?

DATA SHARE WITH ARMLS LIVE- NOW LIVE!

As a first step in the transition of MLS services to ARMLS, a data share to ARMLS listings is available now in Flexmls. Sedona Verde Valley subscribers will be able to search ARMLS listings, and vice-versa.

Here’s how it will work:

In a Quick Search, expand the Data Source field to select ARMLS.

If you want to search both MLSs:
  • Hold Ctrl (PC) or Command (MAC) to select more than one data share.
  • Note, only fields common across the MLSs chosen will be searchable.

How do I stay informed about what/when changes are taking place?

Both ARMLS and SVVAR are working closely to map out a timeline of events that will be communicated to you. This webpage will also be updated regularly with everything you need to know.

Will the SVVAR office still be open?

Yes. The Sedona Verde Valley Association of REALTORS will continue to operate as a local association. Their MLS services are now provided by ARMLS.

How much will my MLS cost be with ARMLS?

The ARMLS subscription fee is $492 in 2026. This is a 365-day subscription that is not prorated. If you currently subscribe to both ARMLS and SVVAR, see next FAQ. Current SVVAR MLS subscribers will be receiving access at no cost until 8/14. You will receive a series of billing email reminders 30 days prior to 8/14/25 to make your payment.

When will I be billed for ARMLS access?

If you are a subscriber to both ARMLS and SVVAR MLS, you will only pay your ARMLS subscriber fees in 2025 on your already-assigned due date. You were not billed for MLS services by SVVAR (however, you received an association dues bill that did not include MLS access in December/January).

If you subscribe to SVVAR and are not already an ARMLS subscriber, you will need to pay your ARMLS subscriber fees by 8/14/25. You will receive a series of billing email reminders 30 days prior to 8/14/25 to make your payment.

Is anything else included in my ARMLS subscription?

What is going to happen to my current SVVAR MLS access?

If you are a current MLS subscriber of SVVAR, your MLS access will not be disrupted, and you will not be required to pay ARMLS until 8/14/25.

When will I have access to view ARMLS listings as an SVVAR member?

A Data Share made live on 2/14/25 was the first step in the transition to allowing Sedona Verde Valley members to search ARMLS listings, and vice versa.

I am already an ARMLS subscriber. When will I have access to Sedona listings?

A Data Share made live on 2/14/25 is the first step in the transition to allowing ARMLS members to search Sedona Verde Valley listings, and vice versa.

Will ARMLS look different from SVVAR MLS?

ARMLS uses Flexmls, so the look and feel of your MLS system will be very similar. The fields within the system will be slightly different, but we are working closely with SVVAR members to understand the best methodology to combine the MLSs. Further communication on this topic is forthcoming.

Can I access SVVAR Flexmls and ARMLS Flexmls in the same internet browser?

No. It is best practice to use completely different browsers for each MLS. For example, if you currently use Google Chrome for SVVAR Flexmls, you should use Mozilla Firefox or Microsoft Edge when accessing ARMLS Flexmls. Another option is to use an Incognito window for one MLS.

Is training available for ARMLS products?

Several learning options are available, including live classes, blogs, video tutorials and more.
