SUPRA KEY COOP- NOW AVAILABLE!

Effective today, ARMLS and SVVAR eKEYs are cooperated, allowing cross-functional access to lockboxes.

This means SVVAR members will be able to access ARMLS lockboxes, and ARMLS members will be able to access SVVAR lockboxes.

Please note you must always follow the showing instructions in the listing. If you do not have access to the showing system being used, you will need to contact the listing agent of the property. For more on showing instructions see ARMLS Rule 10.1.

Frequently Asked Questions

When will my Supra eKey work on ARMLS lockboxes?

Starting 3/5/25, Supra eKEYs will be cooperated between ARMLS and SVVAR. This allows SVVAR members to access ARMLS lockboxes and vice versa. Be sure to follow the showing instructions on the listing for proper access.

The showing instructions say to use Aligned Showings (ShowtingTime), but I don’t have access. What should I do?

If you don’t have access to Aligned Showings (ShowingTime), you will need to contact the listing agent directly.

Will ARMLS subscribers be able to access lockboxes in the Sedona area?

Yes. With the cooperation of eKEYs, ARMLS subscribers will be able to access lockboxes in the Sedona area.

Do I need to do anything for the key cooperation to work on 3/5?

Yes. Make sure your key runs its daily update.

Will I need to exchange my lockboxes?

No.

DATA SHARE WITH ARMLS LIVE- NOW LIVE!

As a first step in the transition of MLS services to ARMLS, a data share to ARMLS listings is available now in Flexmls. Sedona Verde Valley subscribers will be able to search ARMLS listings, and vice-versa.

Here’s how it will work:

In a Quick Search, expand the Data Source field to select ARMLS.

If you want to search both MLSs:
  • Hold Ctrl (PC) or Command (MAC) to select more than one data share.
  • Note, only fields common across the MLSs chosen will be searchable.

ARMLS RULES & REGULATION FINE TIMELINE

Transition Phase

Today – Q2 2025*

This phase covers the period between signing the ARMLS subscriber agreement and gaining add/edit capabilities in ARMLS.

Education Phase

Q2 2025* – 12/31/25

ARMLS will begin enforcing the rules without issuing fines to focus on awareness and education. Fines will be waived until 12/31/25.

Enforcement Phase

1/1/26 – Onward

Fine abatement of the ARMLS Rules and Regulations ends for SVVAR members who were new to ARMLS in 2025.

*Date subject to change but will not be earlier than 4/1/25.

*The fine abatement period does not apply to current ARMLS subscribers who were also subscribers to the Sedona MLS.

Self-reported errors do not incur a violation (excludes lockbox/key violations).

▶ Know that you get a freebie each calendar year.

Your first violation of the year does not incur a penalty (excludes lockbox/key violations).

FAQ

How much will my MLS cost be with ARMLS?

The ARMLS subscription fee is $477 in 2025. This is a 365-day subscription that is not prorated. If you currently subscribe both with ARMLS and SVVAR, see FAQ #2. Current SVVAR MLS subscribers will be receiving access at no cost until at least 4/1/25 and will not be billed for MLS access when they receive their SVVAR association dues.

When will I be billed for ARMLS access?

If you are a subscriber to both ARMLS and SVVAR MLS, you will only pay your ARMLS subscriber fees in 2025 on your already-assigned due date. You will not be billed for MLS services by SVVAR (but you will receive an association dues bill that does not include MLS access in December/January).

If you subscribe to SVVAR and are not already an ARMLS subscriber, you will not be asked to pay MLS fees, to SVVAR or ARMLS, until at least 4/1/2025. You will receive an association dues bill that does not include MLS access in December/January.

What is going to happen to my current SVVAR MLS access?

If you are a current MLS subscriber of SVVAR, your MLS access will not be disrupted, and you will not be billed for MLS access until at least 4/1/2025.

When will I have access to view ARMLS listings as an SVVAR member?

ARMLS listing information will first be made available through a data share in the next two to four weeks. Communication on the exact date will be sent soon. Later this year, you will be issued new Flexmls login credentials to access ARMLS to use in this transition and moving forward.

I am already an ARMLS subscriber. When will I have access to Sedona listings?

Sedona listing information will first be made available through a data share in the next two to four weeks. Communication on the exact date will be sent soon.

Will ARMLS look different than the SVVAR MLS?

ARMLS uses Flexmls so the look and feel of your MLS system will be very similar. The fields within the system will be slightly different, but we are working closely with SVVAR members to understand the best methodology to combine the MLSs. . Further communication on this topic is forthcoming.

How do I stay informed about what/when changes are taking place?

Both ARMLS and SVVAR are working closely to map out a timeline of events that will be communicated to you. This webpage will also be updated regularly with everything you need to know.

Do ARMLS rules differ from Sedona MLS rules?

The rules do vary. However, we have found that many ARMLS rules align with what you are used to in Sedona. It is best to review the ARMLS rules and regulations and/or take our Online Rules Course.

When will ARMLS begin issuing fines?

1/1/26 – ARMLS has instated a fine abatement to all SVVAR members that are new to ARMLS in 2025. This fine abatement does not apply to those who were already ARMLS subscribers subject to the ARMLS rules and regulations.

What are the ARMLS Rules and Regulations? Where do I find them?

Sedona Verde Valley Joins ARMLS as a Shareholder Association

Partnership aims to strengthen the Arizona real estate market

The Sedona Verde Valley Association of REALTORS® (SVVAR) Board has carefully considered member input and made the decision to join the Arizona Regional Multiple Listing Service (ARMLS®) as a shareholder to deliver the next generation of MLS services. This move will provide all MLS subscribers with access to a connected system, an expanded statewide dataset, and enhanced customer support. Both SVVAR and ARMLS are committed to ensuring a thoughtful, well-planned transition that prioritizes the needs of subscribers. Sedona MLS subscribers will gain access to a suite of new tools as they join the ARMLS system.

“Joining ARMLS ensures our brokers, agents and community benefit from the latest MLS services and technology,” said Wyndie Whitney, SVVAR President.
