Improvements

A reduction of Incorrect Assessor’s Number was attributed to the increase in usage of the Populate Tax Data button. Continue to use the Populate Tax Data button, which reduces errors and saves you time with data entry.

Next, Text or Watermarks on Photos/Media errors in Flexmls reduced from 725 in 2024 to 462 in 2025! This was attributed to the improved resource page, as well as subscribers being proactive.

Regarding self-reported improvements, Selling Agent or Co-Selling Agent reductions decreased from 661 to 530. We attribute the reduction of these cases to the courtesy notices, which notify both listing and selling agents of an upcoming status change and allow them to edit the data in real time.

Opportunities for Improvement

Construction Status is new to the list, as we saw 338 events of this non-penalty violation this year. Subscribers helped identify that resale listings were copied from the original new-construction listing, and we are working to find a solution to reduce these errors. In the meantime, Subscribers can reduce future errors by double-checking any fields when Copying a Listing to Flexmls, especially fields that may no longer apply.

Regarding opportunities for improvement for self-reported violations, photo removals increased from 425 to 544. In most cases, there is no need to request the removal of listing media. Flexmls allows you to mark Photos, Floor Plans, Videos, and Virtual Tours as Public, Private, or Private While Off-Market.

If media is marked Private, it will not be syndicated to public-facing sites. If your client has concerns about post-closing visibility, Private While Off-Market is the recommended “set it and forget it” option—media is visible in ARMLS and included in public displays while Active, and automatically becomes private once the listing goes Off-Market, eliminating concerns about media access after closing.
