October STAT with September’s Data
COMMENTARY by ARMLS Staff
The median sales price of a home in Arizona continues to stay at $450,000, matching the year-over-year trend. Month of Supply (MOS) has increased to 4.45 months, but some markets are more active than others. Sedona has seen an uptick in activity from October 2024 to September 2025.
Activity in Different Markets
One item to note: Days on Market (DOM) in the Sedona Verde Valley region averaged 111 days; since joining ARMLS in October 2025, those same properties now average 86.3 days on market. In the Valley, the fastest-moving market year over year is Chandler at 66.5 days, followed closely by Gilbert at 65.6 days.
Takeaway
Overall listings added to the MLS continue to match the trend we have seen over the last ten years for September at 8-10k listings. The sold listing count matches the same trend we have seen over the last five years for the month at 5-6K listings, but the overall outlook for the year is on pace to beat last year’s total sold listings of 73,279 (we currently sit at 57,672, or 1,991 more than last year at this same time).
