ARMLS utilizes an auto-close feature for your listings in Flexmls. If you move your active listing to any pending status (Pending/UCB/CCBS), you will be required to input the closing contract information for the listing as it will close automatically. You can always edit the details and nothing will show for anyone else in the MLS until the Close of Escrow date you enter. If your listing’s closing date was not extended in a timely manner, here is some useful information to help.
What is a 10-day and 2-day Courtesy Notice?
The Data Integrity (DI) Department will notify the Listing Agent (LA) via email 10 days and 2 days before a listing is expected to Close or Expire.

This Courtesy Notice is a non-violation reminder intended to help you manage your listing in case things have changed. If your listing is still on-market in a Pending status, you can use this notice to extend the Close of Escrow date by changing a listing.
“What if I experience a False Close?”
If your listing closed in the MLS, but the transaction is still pending, you and others in your office can edit your listing back to the desired Pending status within 7-days of closing.
Missed the 7-day window?
If the 7-day window to modify your off-market listing has passed, you must self-report an error to DI for assistance. Remember, self-reported errors do not receive a violation!
