The first status when a property becomes for sale on the MLS is normally the Active status. But once an offer is accepted on the property, the status needs to be changed, and quick (per the Rules and Regulations you’ll have three calendar days to change the status).
When you perform a search in Flexmls, Active, CCBS and UCB are all defaults because all three statuses are still being marketed for sale.
STATUSES
Active- a published property being marketed for sale or lease
UCB- sub-status of Active where the listing has an offer but the seller wishes to take backup offers
CCBS- sub-status of Active where the offer is contingent on the sale of the buyer’s property
Coming Soon (formerly known as Delayed Status) – Coming Soon Listings are listed in the MLS for up to 30 days (but can be made Active earlier).
Pending- the property has received an acceptable offer and is simply waiting close of escrow
Closed- the sale has been completed and the listing is off the market
Expired- the listing did not close by the listing contract expiration date
Temp Off Market- the listing is temporarily not being marketed for sale
Cancelled- when the seller/owner has cancelled the listing contract
