Two required fields often give Subscribers trouble, Exterior Stories & Interior Levels:
Exterior Stories = 6
The Exterior Stories field underĀ General Property Description should include the entire building.
Interior Levels = 2
the Interior Levels field reflects the number of stories of the unit itself (excluding basements), not of all units.

Thanks for the clarification.

Nice description, thanks!

Great info/now if we can get agents to enter the info correctly

Good to know! Thanks!

Maybe it would be more clear to use the terms "Building Stories" and "Unit levels" – and does the # of building stories include the basement, if the structure has one?

Following up on Gerri's post, if the exterior appears to be a one story home from the street but it also has a basement: Is it one exterior level and two interior levels?
ARMLS
Basement doesn't count for the exterior stories or interior levels.

ARMLS
Basement doesn't count for the exterior stories or interior levels. There is a separate field for basements, Basement Y/N.

ARMLS Curious as to the thinking behind this… if it is "livable square footage" (bedrooms/baths/etc.) then why woudn't the basement be counted in the interior levels? I don't think it would occur to most people to look to see if the separate basement box is also checked. I realize basements aren't common here but think it's a little confusing/misleading. Not sure what I'd suggest as a better solution, though.

Gerri Ogilvie Bara – It gets crazy fast, if you come up with a better way – let us know.

Hopefully all agents will read this and adjust!

Any air conditioned space is counted as livable SF in phx. Basements generally get a slight premium.

And if they could remember 'ground level'
