Approximately 60% of all active listings in Flexmls have a Home Owners Association (HOA). Searching for these listings is easy! To find a listing with an HOA, click Add a Field. In the Find a field box, type in HOA. You can add every item in the Association & Fees section or just HOA Y/N.

By searching for listings with HOA Y/N, you will drastically reduce the number of available listings matching your clients’ exact criteria. For some clients, living in an HOA is a desired benefit. For others, it is a hard “NO.” While each client may have their individual preferences, there are benefits and disadvantages to both options.

Additionally, if you find you are adding HOA Y/N often, try saving a Quick Search Template. As a final note, for many homebuyers, HOA fees can make or break a budget. You can search for listings that meet specific HOA fee criteria based on the combined monthly equivalent. To do this, add the Ttl Mthly Fee Equiv field to your search. Afterward, you can include a minimum and maximum dollar range for HOA fees, ensuring that your client’s budget is not exceeded.
