Have you ever looked at a subdivision and wished you could predict which homeowners would be ready to sell next?
With some basic analytics, and with a little help from our Monsoon Tax System, you may be able to do just that. Utilizing the public records is a great way to identify which homeowner’s have the most equity.
From the Monsoon home page, click Tax Search.
In the Tax tab, use the search filters to drill down information such as Sale Date, Sale Price, Property Type, Owner Intended Use, and Listing Status.
Here are some important metrics to keep in mind:
- Defining your area
- Selecting the Sale Date range (looking for homeowners who have bought over 5 years ago may be a good place to start)
- Owner Intended Use allows you to choose between Owner Occupied, Rentals, or Second Homes
- Listing Status allows you to remove properties already listed
- The Labels tab above your search results allows you to easily prepare a mailing
