Rental Beast helps leverage direct connections with property owners, property managers and property management systems. Rental Beast, combined with ARMLS-Flexmls will be the most extensive and up-to-date rental database, providing verified rental properties, including thousands of properties typically found off-MLS.
Q1: Why are we using Rental Beast?
A1: Rental Beast provides an entire suite of rental tools that have previously never been offered to ARMLS subscribers, including the ability to connect your property management software to the MLS. This allows listings to transfer to Rental Beast and ARMLS Flexmls, eliminating the need for duplicating the entry process. Rental Beast also provides a larger set of off-MLS rental listings, creating a larger data set for Comps.
Q2: Do I have to pay extra to use Rental Beast?
A2: The Rental Beast platform with Flexmls integration is now included as a subscriber benefit at no additional cost. Additional power user features are available for a fee.
Q3: Do I have to use Rental Beast when adding or editing rentals to ARMLS?
A3: Yes, ARMLS now utilizes Rental Beast’s add/edit module for rentals, rather than Flexmls. Whether you decide to start a listing in your PMS or Rental Beast, your data appears in Flexmls and Rental Beast when you add a listing. Vacation rentals will use Flexmls’ add/edit tool until later this year.

A4: Rental Beast integrates with various property management systems, including Yardi, RealPage, Entrata, AppFolio, Tenant Turner, Rentec, MRI, Buildium, ShowMojo and more. New property management systems are continuously added to the platform.
