In Arizona, SPDS refers to a Seller Property Disclosure Statement form provided by the Arizona Association of REALTORS® (AAR) to their members. It is a document where sellers disclose information about the property to potential buyers. This statement helps buyers make informed decisions by revealing material facts about the property, including its condition, utilities and environmental information.
Uploading it to Flexmls can be tricky because it is a large document. Here is the link to upload the SPDS document, if desired (it is not required by ARMLS).
