ARMLS does not have an official answer of what defines a bathroom. What makes a bathroom to you? Does it need to have a toilet, a sink, a soaker tub? What makes a bathroom 3/4 or a half bath? You may have a good idea of what that looks like, but our lack of an official definition answer is similar to the bedroom definition. If you’d like a more specific answer, try talking to your broker. Often times, they will have clear definitions for each room of the house.
With that being said, if ARMLS receives a report concerning the number of bathrooms being incorrect and it’s an obvious error (x: the field were to reference 30 bathrooms in a 1,000 sq. ft. home), our Data Integrity department may contact the listing agent to to address the field and provide education on the topic.

been in business for 39 yrs. It was always simple : 1/4 credit each for : sink, toilet, tub, shower. Who got confused about that !

Say you have a bathroom with a double sink vanity, toilet, stand alone shower, and stand alone tub. Is that 1.0 or 1.25?

That’s a great question. It’s also a good example of why we don’t have a set definition. We recommend speaking to your Brokerage about how to classify that one.
