On October 7, 2025, ARMLS revised the bathroom fields in Flexmls. The # Bathrooms field has been replaced by Total Bathrooms. The Total Bathrooms field is the sum of Full Bathrooms and Half Bathrooms entered in a listing. This allows listing agents to better represent full and half bathrooms within a property.
What Are Full and Half Bathrooms?
- Half Bathroom: Number of bathrooms that contain some but not all the components of a bathroom (e.g. sink and toilet).
- Full Bathroom: Number of bathrooms which contain all the components of a bathroom (e.g. sink, toilet, shower and/or tub).
- Total Bathrooms: An auto-generated field that totals the entire number of rooms that are a bathroom in the property.
Why the Change?
The change from decimal to whole numbers was made to allow for more accurate search results for consumers. It aligns with RESO and nationally-accepted standards, and allows easier sharing with third-party websites. Prior to the change, third party websites would often incorrectly interpret the ARMLS decimal by rounding the number up or down.
What about Historical Listing Data?
Historical listings which had the decimal prior to 10/7/2025 will maintain the value that was previously input into # Bathrooms. This value will display as “Total Bathrooms” after 10/7/2025.
