The listing agent (LA) and selling agent (SA) have very different, very important roles in a real estate transaction.

Listing Agent 

The listing agent has signed a listing agreement with the seller, helps to determine the list price for the property and helps with staging and marketing. The listing agent is also responsible for uploading the listing into the MLS.

Selling Agent

The selling agent, aka the buyer’s agent, represents the interests of the buyer in the transaction.

When changing a listing from Active to Pending or UCB, the listing agent will be prompted to enter in the selling agent’s info. If the listing agent represented both parties in the transaction (dual agency) then the listing agent would enter in their own info. If the selling agent is not a member of ARMLS, the listing agent will enter Non-MLS into that field.
