WHAT IS RENTAL BEAST?
Rental Beast brings new rental tools to ARMLS subscribers that have never been available in the MLS before, like tenant screening, a rental-based search experience and a large off-market database of rental listings. Rental Beast partners with MLSs to create listing efficiency, better data, additional exposure and more. Rental Beast is being rolling out in three phases:
Phase 1 (10/30/24) – “Apply Now” Tenant Screening, RB Search, CMAs and more.
Phase 2 (3/24/26) – Add/Edit, Property Management System Syncs and more.
Phase 3 (coming soon) – Add/Edit for Vacation-ready rental listings

Why are we using Rental Beast?
Rental Beast provides ARMLS Subscribers with an extensive suite of rental tools that have never been available before. We are integrating Rental Beast into our systems, including Flexmls, in phases to ensure smooth data integration and mapping. Whether you’re a property manager or someone who only occasionally handles rentals, Rental Beast offers the most advanced and comprehensive rental tools on the market, designed to streamline your workflow and enhance your rental business.
Do I have to pay extra to use Rental Beast?
Most features of Rental Beast are included with your ARMLS subscription. However, power users may be interested in Rental Beast Pro, which includes FRBO listings, renter-to-buyer conversion tools, premium third-party syndications, and a custom-branded rental website. How do I access Rental Beast?
ARMLS subscribers can access Rental Beast directly from Flexmls. Here’s how: in the Main Menu there is a “Rental Beast Search” option.
Note: ARMLS members should not visit RentalBeast.com to use the platform’s features. Everything is integrated and accessible from the ARMLS dashboard and Flexmls system.
How do I learn how to use Rental Beast?
ARMLS offers an online course, live classes, and blogs.
Do I have to use Rental Beast's "Apply Now" tenant screening tool?
No, ARMLS members are not required to use Rental Beast’s tenant screening tool, Apply Now. If you already have an application tool or tenant screening process that you prefer, you can continue using it. Many property managers already have an application provider integrated with their Property Management (PM) software, so you’re welcome to stick with what works best for you! Rental Beast’s tool is simply an additional option for those who need it, looking for a new tool or moving away from paper applications.
Does Rental Beast interfere with ARMLS syndication or IDX feeds?
No, Rental Beast does not disrupt any IDX or syndication feeds provided by the MLS. Once the listing is added in Rental Beast and sent to Flexmls, IDX and syndication will act as normal.
What rentals do I have access to with Rental Beast?
As an ARMLS subscriber, you have full access to all ARMLS system rental listings, as well as previews of additional owner-sourced listings provided by Rental Beast. This gives you a broader view of the rental market. You can also run comprehensive searches in Rental Beast to explore both ARMLS and owner-sourced listings, providing more flexibility in finding the right rentals for your clients. You must be a Rental Beast Pro user to see full details of owner-sourced listings.
How do I report an error on my rental listing?
Continue the process through Flexmls. Read this blog for more instructions.
Does Rental Beast have an Input Form/Profile Sheet for listings?
Yes. The input form/profile sheet for rental listings can be found here or at ARMLS.com/forms
Can an ARMLS Certified Photographer add media to my rental?
No. Certified Photographers will not have access to long-term Residential Lease listings located in Rental Beast. Photographers will be able to upload photos, videos and media to short-term Residential Lease listings and all other property types.
What Property Management Systems are integrated with Rental Beast?
Rental Beast is partnered with Appfolio, Buildium, Tenant Turner, Turbo Tenant, Real Page, Leasy AI., PropertyWare, Rhenti, Yardi, Rentec and many more.
Will changes made in my PMS update within Rental Beast?
Yes. If you have claimed the listing, updates made within your Property Management System will be reflected within Rental Beast except any photo updates. Updates to listing photos will need to be made directly in Rental Beast
