Recently, ARMLS took measures to improve the definition of townhomes, patio homes and more!

Patio Homes and Townhouses are only two of the eight different dwelling types available in the MLS.

Dwelling Types in the MLS:

  • Single Family-Residence
  • Patio Home
  • Townhouse
  • Apartment
  • Gemini/Twin Home
  • Mfg/Mobile Housing
  • Modular/Pre-Fab
  • Loft Style

Below are the new definitions for clarity. A help text with these definitions is also available in Flexmls when adding a listing for Dwelling Type under General Property Description.

Dwelling Type Definitions:

  • Single Family Residence – A free-standing dwelling that is intended to house only one family. Standalone may apply to properties that appear attached but do not share a common wall.
  • Townhouse – A dwelling unit generally having two or more floors and attached to other similar units via party walls.
  • Patio Home – A single-family residence with a small footprint that features a private courtyard or patio. It is usually built close to the property line, also known as a zero lot line home.
  • Apartment Style – A housing unit that is self-contained but is part of a larger building with several units.
  • Gemini/Twin Home – Two units attached to one another, usually by a wall, garage or sometimes just by a single archway. This may also be applied to a duplex structure.
  • Mfg/Mobile Housing – Designed to be used with or without a permanent foundation as a dwelling when connected to on-site utilities, excluding Park Models (unless an Affidavit of Affixture is issued). Visit the Manufactured Homes resource page for additional rule restrictions.
  • Modular/Pre-Fab – Prefab is a general term used for a prefabricated building or building component that is manufactured in a factory prior to its final assembly at the construction site, whereas modular refers to something built or organized in self-contained units.
  • Loft Style – Modern urban style in interior design, which is characterized by an abundance of open space.
