‘Tis the season when many of our snowbird friends migrate to the desert from northern climates. With a Valley full of potential renters, now is the time to use and perfect the vacation rental calendar.

One of the most frequent calls that the ARMLS Help Desk receives about rental listings is, “How do I extend the Rental Availability Calendar?” This calendar will only appear if you’ve designated the listing as a vacation rental. To do that, answer “Yes” to Vacation Ready Rental by selecting Listing Information when you begin the process of changing the listing.

Beyond labeling your listing as Vacation Ready Rental, pay special attention to the listing’s Booking Availability End Date, which Flexmls defines as, “This is the end date for the listing agent’s ability to book the rental at the specified prices.”

If you need to extend the dates on the availability calendar, be sure to first extend the Booking Availability End Date under Listing Information. Flexmls will not allow you to extend the Rental Availability Calendar beyond the Booking Availability End Date. For example, if the property owners want the listing to be available for rent through September 2023, the listing agent needs to make sure that the Booking Availability End Date isn’t before September 30, 2023.
