BROKER SHOWING SERVICES

WHAT'S CHANGED?

Recently ARMLS has launched an initiative called “Preferred Showing Service.” This feature allows Brokers to choose a default showing service for their office.
The selection you choose determines the default showing service for managing showing appointments for all agents in your company.

The Preferred Showings Service setting has the following options:

Broker Preference:

    • Aligned Showings
    • ShowingTime
    • No Showing Service Used
    • Non-MLS Showing Service – See Private Remarks

No Preference – Allow my office/company members to decide

If choosing a Broker Preference, you can allow agents to override. This means your selection will be the default for agents in your office; however, they can change this to their preferred method.

If choosing No Preference, the MLS default of Aligned Showings will reflect for all agents in your office; however, they can change this to their preferred method.

HOW DO I CHANGE MY PREFERRED SHOWING METHOD?

I Want to Use Aligned Showings

No action is needed as Flexmls already defaults new listings to Aligned Showings as the showing service.

However, if you want the showing service for new listings to default to Aligned Showings but still allow your agents to choose their preferred showing service, follow the steps below:

  1. Log in to Flexmls
  2. Expand the main Menu to select General Preferences
  3. Visit the Integrations tab
  4. Click the Office toggle
  5. Select Broker Preference
    1. Select Aligned Showings from the drop-down menu
  6. Select the checkbox for Agent can override*
  7. Click Save

*Agent can override – Agents can change the default showing service from Aligned Showings for managing appointments for both listings and showing requests. If unchanged, Aligned Showings will remain the default showing service for new listings and for managing showing appointment requests.

I Want to Use ShowingTime

To change the Preferred Showing Service for your company, follow the steps below.

  1. Log in to Flexmls
  2. Expand the main Menu to select General Preferences
  3. Visit the Integrations tab
  4. Click the Office toggle
  5. Select Broker Preference
    1. Select ShowingTime from the drop-down menu
  6. Optional – Select the checkbox for Agent can override*
  7. Click Save

*Agent can override – Agents can change the default showing service from ShowingTime for managing appointments for both listings and showing requests. If unchanged, ShowingTime will be the default showing service for new listings going forward and for managing showing appointment requests.

I Do Not Have a Preference

To change the Preferred Showing Service for your company, follow the steps below.

  1. Log in to Flexmls
  2. Expand the main Menu to select General Preferences
  3. Visit the Integrations tab
  4. Click the Office toggle
  5. Select No Preference – allow my office/company members to decide
  6. Click Save

The MLS default of Aligned Showings will remain for all agents in your office; however, they can change the showing service to their preferred method.

I Want to Use a Showing Service Not Provided by MLS

To change the Preferred Showing Service for your company, follow the steps below.

  1. Log in to Flexmls
  2. Expand the main Menu to select General Preferences
  3. Visit the Integrations tab
  4. Click the Office toggle
  5. Select Broker Preference
    1. Select Non-MLS Showing Service – See Private Remarks from the drop-down menu
  6. Optional – Select the checkbox for Agent can override*
  7. Click Save

*Agent can override – Agents can change the default showing service from Non-MLS Showing Service – See Private Remarks for managing appointments for both listings and showing requests. If unchanged, Non-MLS Showing Service – See Private Remarks will be the default showing service for new listings going forward and for managing showing appointment requests.

I Don’t Want to Use Any Showing Service

To change the Preferred Showing Service for your company, follow the steps below.

  1. Log in to Flexmls
  2. Expand the main Menu to select General Preferences
  3. Visit the Integrations tab
  4. Click the Office toggle
  5. Select Broker Preference
    1. Select No Showing Service Used from the drop-down menu
  6. Optional – Select the checkbox for Agent can override*
  7. Click Save

*Agent can override – Agents can change the default showing service from No Showing Service Used for managing appointments for both listings and showing requests. If unchanged, appointments will be managed outside of MLS showing services.
