Do you have Monsoon questions? The Monsoon tax records system is an incredible resource and can help you with everything from prospecting to pricing. It takes time to learn all that it can do. These are some questions we’re often asked:
Can all properties be found in Monsoon?
Monsoon contains all property records for the state of Arizona, regardless of whether or not they were listed on MLS. This differs from Flexmls, which only contains properties listed after 2000 and does not include FSBOs or homes bought directly from builders.
Should I use Monsoon for CMAs?
Monsoon does contain a CMA feature that can be helpful if you want a quick pricing estimate. Flexmls, Cloud CMA and other CMA products on the market are better options because they offer more functionality. Another thing to keep in mind is that Monsoon factors FSBO properties, distressed and other properties, which can sell at different prices. This can often skew the results.
Can I Search the MLS Within Monsoon?
As we mentioned in our Searching the MLS in Monsoon blog post, using Monsoon to access MLS listings can be very helpful. However, not all search fields are available and there are limits to what you can do. For more advanced functions, such as setting up subscriptions and portals, you’ll need to access Flexmls.

I had a property close on a Friday, listed on the MLS. How long does it take for the closing, sale price, and deed to be reflected on Monsoon. As of Tuesday the following week I still do not see it reflected in Monsoon. Thanks.

It’s very quick – confirm that it is correct and closed on the county website. In Maricopa/Pinal county it should show up as a next day sale. If it is outside Maricopa/Pinal, it depends on the county. Call us and we can give exact answers on those other 13 counties.
