There are many fields in the MLS that aren’t required, however, some of these fields can help you find the exact amenities your clients want in a property.
Community Features is one such field. Community Features has additional options like Gated Community, Lake Subdivision and proximity to a Light Rail or Bus Stop.
If your listing has one or more of these fields, make sure to add them when you’re entering your listing. The more details you enter about your listing, the better chance it will come up in another agents’ search. These features can also be major selling points for someone purchasing a property in an HOA, as the HOA fees will go to the upkeep and maintenance of these features.
If you’re unsure about the whether your listing has some of these features, you can ask the owner or go directly to the HOA (if the community has one).
The lesson here is when entering a listing, more really is more. The more you know about your property, the more opportunity it has to come up in other agents’ searches.
