IDX is the acronym for Internet Data Exchange. The IDX Program permits MLS Participants who do not opt out to grant and receive permission to display each other's active listings on certain public Internet Websites. Listings of brokers that opt out of the program shall be excluded from display on other broker's Websites and brokers who have opted out may not display properties listed by other brokers on their Websites. Any Website that displays Shared Listings is subject to the IDX rules and policies.
Where do my listings appear on the Internet?
ARMLS sends listings to a variety of destinations. Website Operators, such as realtor.com must sign an agreement with ARMLS to receive listings from Opt-In Designated Brokers. Here is a list of those sites. Realtor.com, AzCentral.com, EastValleyTribune.com, Homes.com and Cyberhomes.com
ARMLS also distributes listings to vendors who have signed an agreement with ARMLS to use the data for Websites, Transaction Managements, mobile phones, back office management, customer relationship managers and several other type of applications. Here is a list of those vendors (as of January 30, 2009). More companies will be added to this list in the coming months. Superlative, IDX Pro, Diverse Solutions, Success Web Systems, Terradatum (Broker Metrics), Voice Pad, 1Park Place, Dynamic Page Solutions, Dominion (several products), Top Producer (several products), The Information Market, Marketlinx (Agent Achieve), Home Pages (Home Values.com), Homequest, iHomefinder, Wolfnet (MLSfinder.com), Blueroof360.com and FBS Data Systems, Inc.
ARMLS also distributes IDX listings to two companies that offer a FREE IDX frame for any active ARMLS agent or broker to use for their Website(s). Success Web Systems and Diverse Solutions offer FREE IDX frames. See below for instructions.
Designated Brokers often distribute their listings to sites that do not have an agreement with ARMLS like google.com, trulia.com, oodle.com, aol.com, yahoo.com and many, many more.
Listings are distributed to all of the above destinations, some of them have many ARMLS agents or brokers who have purchased Websites containing the IDX Data. There are literally THOUSANDS of Websites that display ARMLS IDX listings across the internet.
Web Developers - RETS data access is only available for the Designated Broker of the office. We do not take requests for RETS access from anyone except the Designated Broker. Please direct your client to the Subscribers Only section of our website to access the RETS for IDX request form (under Technology and IDX). If your client is a REALTOR® Subscriber, then RETS access is unavailable. We offer a choice of two framed IDX solutions for REALTOR® members at no additional cost.
