What is Coming Soon?
Coming Soon is a status designed to build agent-to-agent buzz before the property is Active. It also is designed for properties that are not ready to be publicized, as there could be many reasons. Bonus: Coming Soon status satisfies NAR’s Clear Cooperation requirement.
How does Coming Soon differ from Active?
One main difference is Coming Soon listings do not appear in IDX feeds or on syndicators such as Realtor.com or Homes.com. But, they are visible to MLS subscribers and can be sent to clients via email or the Flexmls portal. They also can be included in subscriptions. Showings are permitted at the discretion of the seller.
How long can a listing be in a Coming Soon status, and do Days On Market start right away?
A listing can be in Coming Soon for up to 30 days. It will become Active on the 31st day without you needing to do anything. You can always choose to make it Active sooner. Once Active, you cannot change it back to Coming Soon. Days On Market (DOM) does not start until the property becomes Active.
How do I search for Coming Soon listings, and how do I send them to my clients?
To search for Coming Soon listings, select Coming Soon in the Status field. To select more than one status, hold down the Control key (Command key if you’re using a Mac). To include these listings in your clients’ emails or subscriptions, just make sure you select Coming Soon as part of the search criteria within the saved search. This gives clients a sneak peek before these properties are Active.
How do I set up a Coming Soon listing?
When adding a listing, you’ll have the option to select Active or Coming Soon. There is help text in the Status field that outlines the rules. When you choose the Coming Soon status, you also will be prompted to add an On Market Date. That date has to be within 30 days.
The listing will automatically switch to Active on the specified date unless you change it prior. A property may only be in Coming Soon status for 30 of every 45 calendar days. If you accept an offer before the property becomes Active, you must move it to Active status before changing it to Pending, UCB or CCBS.
How do I change a Coming Soon listing?
In your Flexmls menu, select Change Listing and return to Main Fields section of the listing. Then adjust the date in the On Market Date field. Remember, it can’t be more than 30 days from the original list date!

After the Coming Soon listing goes Active, would you still be able to use the Temp Off Market status later should the need arise?

Yes, it TOM becomes the best status at seller direction later on, it can be moved to TOM later.

Are there any additional forms that are needed with a coming soon listing?

The ER can be used, not special forms from ARMLS. Brokers sometimes have their own documents, so make sure to check for them.

Why won’t the cooming soon status let me populate an open house? Can I put an open house date and time in the Private Realtor Remarks?

Thank you for asking those questions. It’s always best to enter in Open House information directly from the Tour/Open Houses section of your Flexmls menu, but it is also allowed in the Private Remarks of the listing. There was a Flexmls bug that was temporarily preventing open house info to be inputted in Coming Soon listings. I’m happy to say that it was fixed as of yesterday, so you should be all good now.

When a home is in Coming Soon status, can the listing agent show the home while not permitting other agents to show the home? If not, is this an ARMLS rule, an AAR rule or a Code of Ethics issue? Is it specifically enumerated somewhere?

On a coming soon listing is a photo required to be entered before the listing becomes active?

Photos are not required in Coming Soon status. A photo must be added within 4 days of going Active, if the property is in the Residential or Residential Rental property classes.
